BUILDER CUSTOMIZATION GUIDE — MASTER BOM

CUSTOMIZABLE — Throughout this BOM, items marked [DEC] Decorative may be substituted with your preferred brands or client-specified finishes. This includes paint colours, fabric wraps, furniture, signage, cable management accessories, and surface finishes. You may apply your company branding to project documentation, labels, and delivery packaging.

DO NOT ALTER — Items marked [AC] Acoustic Critical must meet or exceed the exact specifications listed (STC rating, NRC value, density, thickness, capacity). Substitutions to acoustic-critical items require written approval from the acoustic consultant and may trigger re-verification of the affected room's performance targets. See the Modification Policy for the full approval process.

  • All prices are estimates based on 2025-2026 Middle East / international market pricing.
  • Quantities include a 10% waste factor over calculated requirements.
  • Verify with local suppliers before purchasing. Lead times may apply.
  • Some specialty materials may need import (RSIC clips, Green Glue, QRD panels).
  • Prices do not include labor, delivery, or installation costs.
  • A 15% contingency is recommended for acoustic projects due to precision requirements.
  • This BOM covers construction materials only — equipment is in BOM-EQUIPMENT.html.
Data Source

All quantities are calculated from ACOUSTIC-CONSTANTS.js (locked geometry & HVAC specs). Wall areas, room dimensions, and treatment percentages are derived from the SSOT data. Any manual overrides are noted in the "Notes" column of the table.
